Pros and cons of applying for a 2nd morgage.

Before talking about the benefits of a 2nd mortgage it is important to understand the nature of that financial tool. A 2nd morgage is basically a secured loan taken on a property, which has already been used as a collateral in a loan once before. It is a junior lien that stands second in line to a first mortgage or in other words a second mortgage loan is subordinate to first mortgage loan registered against your property.

Your home can have multiple loans registered against it... first mortgage, second mortgage and even a third mortgage.

While shopping for a loan you may hear the terms home equity loan or home equity line of credit, but if these loans are registered in your county registry office in behind your current first mortgage then they are second mortgages.

Now we come to the task of locating a 2nd morgage. You should shop around, there are many offers for loans both on the net and off net, your task is to locate a broker or lender that offers the best terms, meaning relatively lower interest rate and lower fees. You wouldn't buy a home without shopping around would you? So why would you make a move that may mean losing your home without doing the same? Don't jump at the first APR that comes your way! Take your time and apply with different lenders. As a rule of thumb, try to meet with at least three, though the more the better!

Once the need for money arise you should consider the option of a second mortgage; the payments are less than credit card payments and consolidating debt makes more financial sense.

Once you decide to go the second mortgage rout you will be faced with two different options . You are either going to pay more each month for your mortgage (either by a higher payment or by having two payments) or you are going to extend your existing payments into the future. That might be the hardest part of deciding if you want to get a second mortgage refinance loans in the first place. You may not be able to afford a higher payment, and you may not want to extend your mortgage past the age of retirement if you can help it.
